Small room, real trade work

An apartment laundry renovation starts from $17,000 and is quoted as a fixed price per project. The room is small; the work is not. A laundry is a wet area, so the job carries the same discipline as a bathroom: waterproofing laid to AS 3740 by a licensed applicator where the work requires it, drainage and tapware done by licensed trades, and cabinetry built to survive humidity. Fine Touch Group has renovated more than 1,000 Sydney apartments since 1994, and the laundry is part of most of them.

In strata buildings the tier of work decides the paperwork. Replacing appliances, cabinetry and tapware in the same positions is usually cosmetic or minor work. Disturbing the waterproofing or moving plumbing makes it major work needing a special resolution and a registered by-law, and we handle that approval as part of the job. Do I need strata approval to renovate my laundry?

It depends on the work. Swapping appliances, cabinetry and tapware in the same positions is usually cosmetic or minor work. Anything that disturbs waterproofing or moves plumbing through the floor is major work under section 108 of the Strata Schemes Management Act, which needs a special resolution and usually a registered by-law. We work out the tier before you spend money on design, and we handle the approval.

Can you move my laundry into the kitchen?

Often, yes. A concealed European laundry inside kitchen joinery frees up a whole room in a small apartment. It needs water, drainage and ventilation in the new position, so it is planned as part of a kitchen renovation rather than a standalone job. Our Artarmon project did exactly this.

How long does a laundry renovation take?

A straight renovation in the same footprint usually takes 1 to 2 weeks on site. Add lead time for joinery and, in strata buildings, the approval and lift-booking windows. We give you the program with the quote.
