A renovation done for a buyer you will never meet has to appeal broadly, not personally, and it has to finish before a listing date that is already in the diary.

When you renovate your own home, personal taste is the whole point. The kitchen should suit the way you cook and the bathroom should suit your morning. When you renovate to sell, the brief flips. Broad appeal beats personal preference every time, and the aim is to remove reasons for a buyer to discount rather than to create reasons for them to fall in love.

That still sits below a full apartment renovation, and for a sale it usually does more per dollar. Be careful with a cheap presale bathroom
A worked example: the Market Street apartment
A recent Market Street apartment in the Sydney CBD was scoped exactly this way. The brief was a full cosmetic overhaul to produce a modern, high-value asset ready for sale or high-end rental, using neutral, durable finishes rather than a bold personal statement.
The work ran ten weeks: the kitchen stripped back to the walls and rebuilt in white polyurethane with a pale blue glass splashback, both bathrooms refitted with new vanities and frameless glass, light timber-look flooring replacing the original terracotta, and a full repaint in neutral tones. Nothing in it was a personal statement. Every choice was made to photograph well and to still look current to a buyer walking in three years later.


The high-rise added its own constraints. Materials moved through service lifts on booked windows, waste left the same day, and every trade had to be sequenced around those slots. None of that shows in the photos, but it is the reason the ten weeks held.

Kitchens and bathrooms sell apartments
Bedrooms do not. Buyers forgive a plain bedroom because a bedroom is cheap to change. They do not forgive a dated kitchen or bathroom, because those are expensive, disruptive and immediate, and the buyer prices that job into their offer at a rate far less generous than what it would actually cost you to do.
Consistency reads as well maintained
A renovated kitchen next to original 1990s bathroom tiling makes a buyer wonder what else was not looked after. Matching the finish level across the whole apartment matters more than making one room spectacular. This is why paint and flooring earn their place in a presale budget even though neither is exciting.
Neutral, not bold
Strong feature walls, unusual tile patterns and highly personal joinery can actively cost you buyers who cannot picture themselves in the space. Save those for a home you are keeping.
Fresh paint and flooring is the highest return per dollar
It is the fastest way to make a dated apartment photograph and show well, and it is rarely wasted money even in a light refresh. Continuous flooring through the whole apartment also makes a small place read larger, which matters more in an apartment than in a house.


What is usually not worth spending on before a sale

- ·Structural changes such as removing a wall, purely for sale purposes. Unless the layout is genuinely working against the price, the approval timeline alone can outweigh the benefit when you are on a listing deadline.
The paperwork matters at settlement, not just during the build
This is the part presale sellers most often miss. Buyers' solicitors increasingly ask for proof that renovation work was properly approved and properly certified. A renovation without a paper trail can complicate a sale, delay a settlement, or hand the buyer a reason to renegotiate late.

How far ahead of the listing to start
Work backwards from the listing date and add buffer well beyond the trade timeline. A 10-week renovation usually needs 12 to 14 weeks of runway. Two things eat the difference.
The first is strata approval. If a bathroom is in scope, that is major work, which needs a special resolution and a registered by-law, and the timing depends on your building's meeting calendar rather than on how quickly you decide. Six to twelve weeks is normal, and it sits ahead of the build rather than inside it. The second is what turns up on strip-out in an older block, which is why a 15 to 20 percent contingency belongs in a presale budget too.
